Acquisition and Redevelopment

Built in 1972, this multi-family Section 8 housing community consist of 16 garden style residential buildings containing 222 apartments slated to be demolished and redeveloped in 4-5 phases of new construction replacement housing. Phase 1 of redevelopment includes the demolition of 77 units in 6 buildings to begin construction of 120 total new apartments in equal amounts of Section 8 replacement housing, new Low Income Housing Tax Credit (LIHTC) only affordable apartments, and unrestricted market rate apartments. This project is a partnership between Athens Housing Authority, Jonathan Rose Companies, and Columbia Residential and is funded with $39 million from SPLOST 2020 and federal low-income housing tax credits. Phase 1 households are relocated onsite to vacant units and offsite to temporary units for approximately 22 months while new construction is currently in progress. Phase 1 relocation project is anticipated to complete in December 2023. Phase 1 relocation project is anticipated to complete in February 2025.
